THE CORRIDOR
One expressway, several planning contexts.
The Yamuna Expressway authority describes the expressway as linking Greater Noida and Agra. Projects marketed with the expressway name can sit in quite different places: inside Greater Noida's sectors, in areas planned by the Yamuna Expressway Industrial Development Authority, or further along the corridor.
That matters because the development authority, plot records, approved land use and infrastructure timetable follow the plot, not the marketing name. Before comparing prices or formats, pin down exactly where each project is and which authority's records apply to it.
For reference, BPPL's two projects are registered in Greater Noida: Delta Square at Plot No. SLC-08/G/6, Sector Delta-2, and Delta Square One at Plot No. C-4, Sector Delta-1. Check any project you compare in the same way, from its own registration.
COMPARE LIKE WITH LIKE
Three things to check for every project
The same questions, asked of every option, keep a comparison honest.
Authority and plot records
Which development authority governs the plot, the RERA registration, the promoter and the approved use of the building.
Access and entrances
The actual entrance, approach roads and junctions, public transport and how the route behaves at the hours that matter to you.
Infrastructure timing
What is operating today and what is still planned. Treat future roads, Metro lines or airport growth as factors to verify, not promises.
BEFORE YOU COMPARE
Questions to answer for each project.
Record the answers in one sheet so projects are compared on the same evidence.
- Exact plot, sector and development authority
- RERA registration number and promoter name
- Approved use for the specific unit or floor
- Confirmed entrance and a dated route from where you will travel
- What infrastructure is operating now versus planned
- Full cost sheet, recurring charges and payment milestones
- Dated photographs or a walkthrough of the actual site
READ THE HEADLINES CAREFULLY
Big projects nearby do not guarantee demand or value.
The corridor is often discussed alongside Noida International Airport, whose operator records the start of commercial operations on 15 June 2026, and alongside industrial and institutional development. These are real factors worth understanding, but none of them guarantees footfall, rent, occupancy or appreciation for any particular shop or office.
Ask what evidence supports any claim you are given, check the date of that evidence, and weigh it next to the project's own documents, costs and access.
PROJECT CONTEXT
Where the Delta projects sit.
Delta Square and Delta Square One are separate projects in Greater Noida's Delta sectors, each with its own plot, promoter records and plans. Delta Square One is about a 1-minute walk from Delta-1 Metro Station, next to DMart, and approximately a 5-minute drive from Pari Chowk / India Expo under normal local conditions. Delta Square is approximately a 2-minute drive from Delta-1 Metro Station and approximately a 5-minute drive from the same Expo / Pari Chowk area under normal local conditions. Both use Greater Noida's wide-road network. Actual times vary with the confirmed entrance, route and traffic.
COMMON QUESTIONS
Researching the Yamuna Expressway corridor
General research guidance, not investment advice.
Is the Yamuna Expressway the same as Greater Noida?
No. The expressway links Greater Noida and Agra, and land along it can fall under different planning authorities. Check which authority governs each specific plot.
Are the Delta projects on the Yamuna Expressway?
They are registered in Greater Noida's Sector Delta-1 and Sector Delta-2. Ask the team for the confirmed entrance and check the current route to wherever you are comparing.
Does the airport guarantee returns nearby?
No. Infrastructure is one factor to investigate. It does not guarantee footfall, rent, occupancy or appreciation for any property.
What documents should I ask for?
The RERA reference, promoter details, approved plan and use for the unit, the current cost sheet and the draft agreement for independent legal review.
How do I compare journey times fairly?
Use live directions from your real starting point to each confirmed entrance, at the time of day you would actually travel.
Can I see both Delta projects in one visit?
Ask the team in advance. They are separate projects, so allow time to inspect and document each one independently.
NEXT STEP
Bring your shortlist. Leave with evidence.
Share the projects you are comparing and what you need the property to do. The team can provide current Delta project documents and arrange a visit.
